RC is my favorite platform.  I think the quality of deals are above the rest.  But the platform itself could use a update or three for better user experience, reporting and tracking of investments made.  I feel RC is the one place where you have higher quality sponsors and better overall deals in this space.

My go to platforms are CrowdStreet and RealCrowd. I have one deal currently on RealCrowd. After using both CS & RC I prefer the deal flow on RC as the quality of the sponsors is a bit higher. RC has a higher bar that they require of their sponsors and the deal quality is the result of that.

I wish RC would use some of the information layout that CS uses and I wish CS would use the cleaner visual styles, typography of RC. With RC I have to work harder to find the financials (usually just in a document that I have to download). Where these platforms can really shine is to put a lot more effort in the way they present the information for deals (offerings page) and the deals themselves. 

With all that I do like RC and in the more important points edges out CS for me.

RealCrowd has become one of my 2 favorite CF sites now, the other one being CrowdStreet. They have excellent quality of sponsors and great quality of offering and moderate deal flows (possibly from focus on quality vs quantity). In recent times I have noticed minimum investment needs from their sponsors going up that can pose challenge in diversification unless you have very large pool. They also have opportunity in areas of site functionality for investors, and investor communications where CrowsStreet is doing a much better job. On the whole it is a great platform to follow for high quality offering.

RC seems to work with above avg sponsor/deal quality so far. Their website is weak on investor features (no investor dashboard to track distr, process paperwork, K-1 etc) but at end of day, investment returns from their sponsors are what's most important. I also notice they don't try to touch base with investors as much as a few other platforms or maybe I just fell between the cracks. It's been a couple years since anyone from that org called or emailed me personally to check in. Both Realtymogul and crowdstreet occasionally check in to see if I'm interested in a deal or if I've been investing in other deals, etc....general PR work.

My first crowdFunding investment was with RealCrowd. Invested in over 8 deals from the platform and all are meeting or beating expectations.  The investment that went full cycle beat projections by 10%.  They focus on finding experienced sponsors, but that is about 80% what make an investment successful. They are 506c so information about the deals is much more open and public than 506b deals.  They do not charge investors a annual service fee unlike most 506b platforms.  Real Crowd and CrowdStreet are the best two real estate platforms in my opinion.
