I invested in three separate deals: 1 mid-2019 and 2 late 2019. Both pre-COVID and post-covid returns were way below underwriting projection...both dividends and return of capital. (Mid-2019 deal did return aportion of capital as projected within a few short months of the offering's closing.)

I've only been with BigV for several months, but have been very happy with them. Communication has been excellent. Distributions have been prompt with clear statements. Performance has been good, paying out 10% preferred return as promised from the start. Their accountant spent some time going through the depreciation projections with me when I first invested. Their focus is in retail, which makes some investors uncomfortable with the boom of e-commerce, but they seem to be a reliable sponsor in the retail RE space.
