I invested with IntelliStay in April 2016 in their Lima Ohio holiday Inn. They managed the PIP on time and on budget.  They have very good quarterly reporting, Patrick Haynes does a good job on the quarterly investor update calls and has been available to answer one-off questions via email.  Hotel is performing as expected in the pro-forma. They haven't missed a montly distribution since becoming an investor. They do send distributions by check vs. preferred ACH. Overall very happy with the project and sponsor.

incompetent, bumbling, fools. Intellistay Tulsa is a disaster and at this point will likely be the largest loss I've experienced on a deal so far. Miracles happen and maybe they'll right the ship but I'm not counting on it. They are showing me there's a big, big, difference between best in class and amateurs when it comes to owning hotel properties.

I am invested in IntelliStay Hospitality Booneville since February 2016. They pay a 10% Preferred evrymonth like clockwork. During May of 2017, they distributed an additional 10% bonus distribution   for 2016, bringing 2016 CoC return to 20%. Overall, I am very happy with them.

I just started 2 investments with IntelliStay around YE 2016.  The sponsor has my funds, but has not closed on 2 hotel deals yet.  Communications prior to sending my funds were snappy.  Communications after receipt of my funds have been non-existent.  I am getting a bit concerned about that as multiple questions along the lines of, "When will these deals close?" have gone unanswered.
