Have been invested in the MP Total Fund for about 8 months. It has acquired 2 MF properties in TX that are performing to proforma so far (though relatively new).  MP recently opened their investor portal which is nice and has all documents, reports, your executed investment docs, etc. easily available. They also send monthly reports and have quarterly webinars or more frequent if there is an issue or new acquisition. So far so good.
