Peer Realty focuses on real estate offerings in the Midwest and utilizes the 506(c) legal structure. These offerings are only for accredited investors and the accreditation must be verified prior to Peer Realty’s acceptance of any investment. Each investment opportunity requires a minimum investment of $5,000.
Signing up to brose the investment opportunities is free of charge. The way the system works is that investors are offered real estate investments that have already passed the Peer Realty due diligence process. Investors select the investments they wish to participate in, sign the legal paperwork, and then fund the investment.
When investors fund only a portion of the required investment for a project, the funds are held in an escrow account at U.S. Bank until the project receives the entire funding necessary. Once the amount for the entire funding of a project is achieved then the funds are transferred for the specific property selected by the investor.
Peer Realty offers investments for a holding period of three to ten years. There is no guarantee of performance and investor should be able to suffer complete loss of their investment. The projected returns for projects offered are between 12% and 20%, with the average being around 12% to 14%. The offerings consists of multi-unit dwellings, apartments, condominiums, and commercial properties.
All the investments offered are equity investments, which means they are subordinated to other loans that are placed on the properties. In simple terms, these equity investments participate in profits after the loans are repaid. Peer Realty takes a 1.5% yearly management fee.

I did one deal with them for an outfit called Birchwood Health Care Properties. This is the Kansas City portfolio and it has been a complete dog. Stay away from Birchwood Health Care, they do not know how to manage their properties.
