The Principals of  Red Bridge Partners have been actively investing in multifamily real estate for 12 years and have closed over 27 transactions as partners since 2008. We are a boutique, full-service, real estate investment and management firm committed to providing “Value-Add” and “Opportunistic” returns to our investors. Our unique competency and experience within San Francisco’s rent-controlled market allows us to create investment upside under virtually all market conditions.

Our approach is to identify and acquire underutilized properties at an attractive investment basis with significant income and value upside. We capture the upside through strategic capital improvements following the vacancy of under market rental units resulting from (1) the negotiated buy-out of rent-controlled tenants, (2) natural unit turnover, and/or (3) when necessary, eviction stemming from an uncured lease violation.

While most owners view rent control as a burden, we view it as a deterrent to competition and an opportunity to acquire properties with built-in upside. By applying our strategy, we create both short-term and long-term value.

 Our focus on San Francisco is due to the strong and expanding employment base, the high barriers to entry for new construction, and our unique ability to navigate through and take advantage of San Francisco’s rent control laws.

Invested in one deal with them through a platform. The info I have received from the platform, albeit somewhat confusing, seems as though everything is moving along ok. All attempts to get more information and clarification from the actual sponsor have been ignored. This could be a 5 star or a 1 sponsor, but their communication skills are 1 star. 

If good communication and status updates are important to you, I'd avoid this sponsor.

Will provide another update once the deal in progress exits.
