Not a single project is performing. Fees continue increasing. Management cannot get costs under control. As an investor I certainly regret my allocation with RREAF.

Have invested in several deals, can't comment personally on track record due recently investing. Communication both before and after close is timely and complete. Fees have varied lately, some earlier deals are average to good, some more recent deals are a little less generous. I do like that they seem to offer IRR lookbacks, where the limited equity investors get a certain % IRR lookback which is higher than the preferred return. In exchange, they get a higher promote for what is over the IRR lookback.

Detailed quarterly updates. Quaterly distributions paying above preferred. 2017 K1s are a hit or miss, some arrived in March, some in May.
