Rainier actively pursues value-add real estate investment opportunities with high-quality developers and operators on projects. Our primary focus is in the southern United States but we will consider projects nationwide. These projects are capitalized through Rainier syndications with institutional investors, family offices and high net worth individuals.

Target project sizes range from $5 – $50 million, typically with 60 – 75% debt-to-equity utilization. Total return targets are 18%+ over a three-to-five year holding period.

I contacted them in Nov. 2020. Their history of deals shows VERY FEW multi-family deals: ZERO for 2017 - present. Primarily Retail and some Office. Also, what they provided did NOT adequately show how long they held the investment or the IRR or average return. They only listed a "Unlevered %." Above they list "Total return targets" but did not provide in their historical performance. I can't imagine how other investors rated of 4/5.  I don't know what their sponsor fees are. I don't know how they could be a Top-5 Sponsor.
