Willow Creek seeks to purchase undermanaged, underperforming and stabilized properties at attractive valuations. We execute on this by employing an investment strategy that is comprised of three major elements: identifying markets with built-in demand drivers, focusing on secondary and tertiary markets where local knowledge can potentially give us an edge over competitors, and unlocking value through rigorous underwriting and proactive asset management.

It is our view that secondary and tertiary real estate markets provide attractive investment opportunities. We are focused on making investments in the Southeastern United States, with particular focus on VA, NC, SC, and GA. The Southeast possesses a number of advantageous characteristics relative to other geographic markets that enable unique investment opportunities.

Invested two deals with them. Both still on going. One is performing according to budget, while one is under-performing. Both are value add projects. Communication is good, quarterly report and quarterly update call. But the trigger of the under-performing project is troublesome. The on-site management is false reporting the occupancy, and it took a few months for WCP to find out. Value add project is their core strategy, but without a good on-site management company, i dont think they can execute all the deals successfully.
